Miramar, Florida — A Modern Master-Planned Broward County Guide

April 20, 2026 8 min read Miramar, FL

Miramar is one of South Florida's great modern success stories — a once-sleepy farming town that became one of America's fastest-growing cities in the 2000s. With 135,000+ residents, nationally recognized master-planned communities, a diverse professional population, and top-ranked municipal services, Miramar is a premier choice for families in Broward County.

Miramar History

Miramar was incorporated in 1955 on farmland south of Hollywood. "Miramar" is Spanish for "sea view" — though the city is inland. For decades it remained a small agricultural community. Major growth began in the 1980s with master-planned communities, and exploded in the 1990s–2000s when Miramar consistently ranked among the top 10 fastest-growing cities in America. Today Miramar is home to major corporate headquarters including Royal Caribbean Cruises, Spirit Airlines, and Memorial Healthcare.

Best Neighborhoods in Miramar

Miramar is almost entirely master-planned subdivisions. The flagship community is Silver Lakes — 3,500+ homes around natural lakes with Silver Palms Elementary onsite. Other premier communities include Monarch Lakes, Keystone Lake, Riviera Isles, SunSet Lakes, Sunset Falls, Huntington, Huntington Lakes, Vizcaya, and Miramar Isles. Miramar's western expansion (west of Flamingo Road) features the newest luxury construction. East Miramar (older area) has affordable older ranch-style homes.

Schools

Miramar is served by Broward County Public Schools. Highly-rated schools include Everglades High School, Silver Trail Middle, Silver Shores Elementary, and Glades Middle School. Miramar High School (one of the oldest) serves the east side. Renaissance Charter at Chapel Trail and Somerset Academy are well-regarded charter options. The city is well-positioned for families with school-age children.

Parks & Recreation

Miramar has invested heavily in parks — most notably the 250-acre Miramar Regional Park with Cultural Arts Center, amphitheater, waterpark, and sports complex. The Miramar Pineland Park is a preserved pine-rockland natural area. Vizcaya Park, Sunset Lakes Community Center, Sunshine Park, and Ansin Sports Complex are major recreation destinations. The Miramar Cultural Center hosts concerts, theater, and art exhibits year-round.

Economy & Corporate Presence

Miramar hosts major corporate headquarters including Royal Caribbean Group, Spirit Airlines, Memorial Healthcare System, Kaplan University, and Carnival Cruise Line support facilities. The Miramar Park of Commerce is one of South Florida's largest business parks. Unemployment is consistently below the national average, and the city has one of Broward's highest median household incomes.

Climate & Hurricane Zone

Miramar has a tropical monsoon climate. Summer highs 88–92°F, winter highs 75–78°F. Annual rainfall about 60 inches. The city is in the HVHZ zone and all roofing must meet Miami-Dade NOA specifications. Miramar has good drainage overall but low-lying western areas can experience flooding during extreme rain events.

Transportation

Miramar is bisected by I-75 (Alligator Alley going west, Miami going south) and Miramar Parkway. Florida's Turnpike runs through the eastern edge. US-27 (Okeechobee Road) is the western edge. FLL is 20–25 minutes east. MIA is 25 minutes south.

Miramar Housing Market 2026

Miramar has fast-growing master-planned areas and older single-family stock. We do not publish or update housing price data. If you are roofing shopping, the important part is a measured scope, permit path, and HOA submittal when required.

Living in Miramar

Miramar is one of the most ethnically diverse cities in the US — roughly 40% Black/Caribbean, 40% Hispanic/Latin, 15% White, 3% Asian. The Caribbean-American community (especially Haitian and Jamaican) is particularly strong and culturally vibrant. Commute to Miami is 30–45 minutes, to Fort Lauderdale 25–35 minutes. Miramar is family-focused and suburban — safe, clean, amenity-rich, and growing.
