Dania Beach, Florida — South Broward's Oldest City Guide
Dania Beach is the oldest incorporated city in Broward County and one of South Florida's most interesting transitional neighborhoods — a historic coastal town that's rapidly modernizing while holding onto its small-town character. With 32,000+ residents, the gleaming Dania Pointe outdoor shopping center, a famous jai-alai tradition, and a small but beautiful beach, Dania Beach offers old Florida charm with big-city amenities.
Dania Beach History
Dania was founded in 1904 by Scandinavian (mostly Danish and Swedish) settlers who farmed tomatoes and pineapples along the Florida East Coast Railway. The name "Dania" is a Latinized form of "Denmark." It was incorporated in 1904 — the oldest incorporated city in Broward County. Dania developed a significant sport — jai-alai — at the Dania Jai-Alai Fronton (1953), which operated continuously until 2019. The "Beach" was officially added to the name in 1998 to promote its oceanfront identity. Recent decades have brought Dania Pointe (opened 2018) and significant new residential development.
Best Neighborhoods
Dania Beach's neighborhoods are varied. Harbor Towne and Dania Beach Marina are waterfront communities with yacht slips. Lauderdale Isles is a small barrier-island community of canal-front homes. The mainland historic district has 1920s–1940s Florida bungalows on quiet streets. Dania Cove is a modern townhome community. East of US-1 is primarily oceanfront and intracoastal. West Dania is older single-family neighborhoods with family homes on larger lots.
Dania Pointe & Modernization
Dania Pointe (opened 2018) is a 102-acre mixed-use destination with retail, dining, hotels, and luxury apartments. Its success has catalyzed new residential construction across the city. The former Dania Jai-Alai Fronton site is being redeveloped into a casino, hotel, and retail destination. The Dania Beach Boulevard corridor has seen significant revitalization.
Beaches & Outdoor Recreation
Dania Beach's signature natural asset is the John U. Lloyd Beach State Park — 2.5 miles of undeveloped Atlantic beachfront, mangrove trails, and snorkeling reefs. It's one of the most preserved beaches in South Florida. The city also has the Dania Cut-Off Canal and direct access to Port Everglades. West Lake Park mangrove preserve extends into Dania Beach from Hollywood.
Climate
Standard South Florida tropical monsoon climate. Being coastal, Dania Beach is moderated by ocean breezes. Salt-air corrosion is a reality near the beach. HVHZ roofing is required citywide. The 2023 April floods significantly impacted Dania Beach due to low elevation.
Economy
Major employers include Dania Pointe retail, Design Center of the Americas (DCOTA — the largest design center in the Southeast), hotel and hospitality in the FLL-Dania Beach corridor, and Port Everglades operations. The 17th Street corridor has major hospitality and marine-industry employment.
Transportation
Dania Beach is exceptionally well-connected. FLL airport is directly adjacent (practically in the city). Port Everglades (largest cruise port in Florida) is in and around Dania Beach. I-95 runs through the western half. US-1 runs north-south through the middle. A1A along the coast. The Brightline station in nearby Aventura is 10 minutes south.
Dania Beach Housing Market
Dania Beach includes oceanfront condos, canal homes, and mainland neighborhoods. For purchase decisions, work with a local real estate professional; we only discuss roof condition, scope, and code compliance.
Living in Dania Beach
Dania Beach is a hidden-gem small city — mature neighborhoods, good restaurants, excellent beach access, and growing modernization. The proximity to FLL is a double-edged sword — unbeatable travel access, but flight noise in some neighborhoods. Salt-air environments require HVHZ-compliant roofing with salt-resistant materials.
