Hallandale Beach, Florida — Complete Coastal City Guide
Hallandale Beach is a compact, oceanfront city on the southern edge of Broward County — a concentrated mix of luxury beachfront high-rises, diverse multicultural neighborhoods, Gulfstream Park racing and casino, and some of the best walking beaches in South Florida. With 40,000+ residents in just 4 square miles, Hallandale Beach packs more density and diversity than almost any other Florida city.
Hallandale Beach History
Hallandale was founded in the late 1890s by Luther Halland, a Swedish immigrant who managed Henry Flagler's farmland along the railroad. The area grew slowly as a tomato-farming community. It was incorporated in 1927. The "Beach" was added in 1999 to distinguish the coastal portion. Gulfstream Park (1939) brought thoroughbred racing to the city. The post-war era transformed Hallandale into a condo and retirement destination, particularly for New York and Canadian retirees. Today it's evolving into a younger, more diverse urban beach city.
Best Neighborhoods
Hallandale Beach is compact and mostly oceanfront. The Beach (east of A1A) is entirely oceanfront high-rise condos — Beach Club, Elysium, L'Hermitage, Ocean Palms, and many others. Three Islands is a manicured condominium community on a series of islands with private docks. Golden Isles is a single-family waterfront neighborhood with direct ocean access via the Intracoastal. Hallandale Oaks and Hallandale West are older residential neighborhoods. Gulfstream Park (mixed-use) is transforming into a new downtown with apartments, retail, and entertainment.
Beaches, Parks & Attractions
Hallandale Beach has 1 mile of wide, white sand beach with family-friendly amenities. North Beach Park and South Beach Park anchor both ends of the beach. Gulfstream Park (Thoroughbred racing + Village at Gulfstream mall + casino) is the city's premier entertainment destination. Bluesten Park (formerly OB Johnson Park) is a major urban park. The Intracoastal is lined with marinas, yacht slips, and waterfront dining.
Climate & Coastal Considerations
Hallandale Beach has a tropical monsoon climate. Being directly on the Atlantic, ocean breezes moderate temperatures year-round — summer highs are slightly lower than inland cities. Hurricane exposure is among the highest in Florida — the city sits directly on the Atlantic and is in the HVHZ zone. Salt-air corrosion is a constant reality — residents strongly prefer aluminum metal roofing and hurricane-rated systems for this reason.
Economy & Lifestyle
Gulfstream Park is the largest employer (racing + casino + retail + hotel). Tourism, hospitality, and real estate anchor the local economy. The Hallandale Beach Cultural Community Center hosts year-round performances and events. The city has a strong Caribbean and Latin American community, plus a large French-Canadian winter population.
Transportation
Hallandale Beach is bisected by US-1 (Federal Highway) and A1A. I-95 is two miles west. FLL airport is 10 minutes north. MIA is 30 minutes south. Brightline's Aventura station is 3 minutes south. Hallandale Beach Boulevard is the major east-west artery.
Hallandale Beach Housing Market
Hallandale Beach has oceanfront towers and inland single-family areas with very different exposure to salt and wind. We do not list condo or home sale prices. Coastal roofing should be specified for corrosion, attachment, and code, not for blog price estimates.
Living in Hallandale Beach
Hallandale is one of the most walkable coastal cities in South Florida — many residents don't need a car on a daily basis. The French-Canadian community peaks November–April. Russian-speaking community is significant. Beach access is world-class, and the condo density means most people know their building community intimately. Salt-air corrosion requires specific roofing material choices (aluminum metal or high-grade tile preferred).
