Aventura, Florida — Luxury High-Rise City Complete Guide
Aventura is one of South Florida's most distinctive cities — a purpose-built luxury high-rise community between Miami-Dade and Broward, anchored by the legendary Aventura Mall (the third-largest mall in the US) and Turnberry Isles golf and country club. With 40,000+ residents, a majority-condominium housing stock, and a walkable, car-light lifestyle, Aventura is Florida's answer to an upscale urban enclave.
Aventura History
Aventura is one of the newest incorporated cities in South Florida (1995), but its history as a planned community dates to the 1970s when developer Donald Soffer bought 785 acres from the Biscayne Recreation Development Company and envisioned a master-planned luxury community. The name "Aventura" means "adventure" in Spanish. The Aventura Mall opened in 1983 and transformed the area. Turnberry Isles Country Club established the luxury golf identity. Today Aventura is one of the most famous condominium communities in Florida.
Aventura's Signature Communities
Aventura is predominantly condominium towers. Turnberry Isles is the flagship — golf course community with multiple signature towers (Turnberry Ocean Colony, The Bristol, Turnberry Ocean Club). Williams Island ("the Florida Riviera") is a 80-acre private island resort-community with seven condominium towers. The Williams Island Club offers yacht club, tennis academy, and full fitness facility. Hidden Bay, Admiral's Port, Point East, Mystic Pointe, Hamptons South, and Porto Vita are other premier condominium communities. Single-family homes are concentrated in Turnberry Isles (Turnberry Cove) and the Country Club Drive area.
Aventura Mall & Shopping
Aventura Mall is the third-largest shopping mall in the US — over 2.7 million sq ft, 300+ stores, and the flagship Saks Fifth Avenue, Nordstrom, Bloomingdale's, Macy's, and JCPenney anchors. Louis Vuitton, Gucci, Chanel, Fendi, and every luxury brand you can name maintain presence. The Treats Food Hall and Paramount Restaurant Collection make it a dining destination as well as shopping. Aventura Mall receives over 28 million visitors per year — more than Disney World's Magic Kingdom.
Turnberry & Golf
Turnberry Isles Country Club features two Robert Trent Jones Sr. championship golf courses (North and South). The 400-acre private community has been home to presidents, celebrities, and professional athletes since the 1970s. Membership includes tennis, dining, spa, and social programs. The Turnberry Isles hotel (now Le Cordon Bleu) has hosted PGA Tour events.
Parks & Beaches
Though Aventura is inland (bordered by the Intracoastal), the city has excellent parks: Founders Park (the largest), Don Soffer Exercise Trail (a 2.5-mile loop used daily by thousands of residents), and Peace Mound Park. Sunny Isles Beach and Haulover Beach Park are 5 minutes east by car. Bal Harbour is 10 minutes south.
Climate
Standard South Florida tropical monsoon climate, moderated slightly by the Intracoastal. Hurricane risk is high — Aventura sits in the HVHZ zone. Salt-air exposure on east-side towers requires aluminum or high-quality tile roofing. The 2017 Hurricane Irma took roof tiles from several Aventura towers, reinforcing the importance of proper HVHZ installation.
Transportation
Aventura has its own Brightline train station (opened 2022) with 3-hour service to Orlando and high-speed connections to Fort Lauderdale, Miami, and West Palm Beach. Biscayne Boulevard (US-1) runs through the city. I-95 is 5 minutes west. FLL is 15 minutes north; MIA is 30 minutes south.
Aventura Housing Market 2026
Aventura is known for luxury high-rises and well-managed condo associations. We do not list sale prices or fees. High-rise and coastal flat re-roofing is often a board-managed capital project; we are happy to align with your engineer and property manager for scope and access.
Living in Aventura
Aventura is walkable, amenity-rich, and upscale. The city has a very international population — large Brazilian, Venezuelan, Argentine, Russian-speaking, and Israeli communities. Many residents don't need cars for daily life — Aventura Mall, Publix, CVS, and restaurants are all within walking distance of most buildings. The city is safe, clean, and well-managed. For condominium residents, roofing means their building's flat-roof assembly — proper TPO and commercial roof management is critical.
