The Complete Guide to Hollywood, Florida — History, Neighborhoods, Climate & Living

April 20, 2026 9 min read Hollywood, FL

Nestled between Fort Lauderdale and Miami on Florida's Atlantic coast, Hollywood is a unique South Florida city that blends a classic beach town atmosphere with a thriving arts district, multicultural neighborhoods, and one of the most walkable oceanfronts in the state. With 153,000+ residents, 7 miles of beach, the legendary Hollywood Beach Broadwalk, and a vibrant downtown, Hollywood is one of the most livable cities in Broward County.

A Brief History of Hollywood, Florida

Hollywood was founded in 1921 by California real estate developer Joseph W. Young, who envisioned a planned "Dream City" modeled after Hollywood, California. Young designed the original city grid himself — a radial boulevard system centered on Young Circle that remains Hollywood's civic heart to this day. Young built the Hollywood Beach Hotel (now the Hollywood Beach Resort), Hollywood Country Club, and the iconic Hollywood Broadwalk. The 1926 Miami Hurricane devastated early development, but the city rebuilt and was officially incorporated in 1925. Post-WWII growth transformed Hollywood into the major urban community it is today.

Hollywood's Best Neighborhoods

Hollywood is a city of distinct neighborhoods. Hollywood Hills and Emerald Hills are the luxury gold-course communities west of I-95 with some of Broward's most prestigious homes. Hollywood Lakes is the historic original neighborhood east of US-1, with 1920s Spanish-Mediterranean and Art-Deco homes on palm-lined streets. Hollywood Beach is the oceanfront strip with condos, hotels, and the world-famous Broadwalk. Downtown Hollywood centers on Young Circle and the Art and Culture Center. Oakwood Hills, Driftwood, and West Lake Village are popular mid-priced family neighborhoods. The Oakridge and Park East communities serve budget-conscious buyers.

The Hollywood Beach Broadwalk

Spanning 2.5 miles along the Atlantic, the Hollywood Beach Broadwalk is one of the most famous boardwalks in the world. Unlike a traditional wooden boardwalk, the Broadwalk is a brick-paved pedestrian promenade that separates the beach from beachfront condos and cafés. It features dozens of restaurants, ice cream parlors, beachfront bars, bike rentals, and the iconic Hollywood Beach Theater (an open-air amphitheater hosting free concerts). National Geographic named it one of America's top 10 beach walks.

Hollywood's Climate & Weather

Hollywood has a tropical savanna climate — warm year-round with a distinct wet season (May–October) and dry season (November–April). Average high temperatures range from 75°F in January to 90°F in August. Annual rainfall averages 61 inches, most of it concentrated in afternoon thunderstorms during the wet season. Hurricane season runs June 1 through November 30, with the highest risk in August–October. Hollywood sits in the Atlantic Hurricane Basin and is subject to both tropical storms and major hurricanes — making proper HVHZ-compliant roofing critical. The city has been directly impacted by Hurricane Wilma (2005), Irma (2017), and Ian (2022).

Parks, Recreation & Culture

Hollywood boasts over 50 public parks including TY Park (a 130-acre park with lakes and camping), West Lake Park (a 1,500-acre coastal mangrove reserve), Anne Kolb Nature Center, and ArtsPark at Young Circle. The Hollywood Art and Culture Center hosts rotating contemporary art exhibitions. The ArtsPark hosts food truck events every Monday. Gulfstream Park & Casino, just across the Hallandale border, is a major entertainment destination. Hollywood also contains Seminole Hard Rock Hotel & Casino — one of Florida's largest entertainment venues.

Schools & Education

Hollywood is served by Broward County Public Schools, the sixth-largest public school district in the US. Top-rated public schools include Hollywood Hills High School, West Broward High (Pembroke Pines border), and Apollo Middle School. The city also hosts the main campus of Hollywood Christian School, Chaminade-Madonna College Preparatory, and the Hollywood Academy of Arts and Science. Nearby higher education includes Broward College and Nova Southeastern University in neighboring Davie.

Transportation & Accessibility

Hollywood benefits from exceptional connectivity. I-95 runs through the western half of the city; US-1 (Federal Highway) runs through downtown. The Fort Lauderdale–Hollywood International Airport (FLL) is in neighboring Dania Beach, just 5 minutes from Hollywood Lakes. Brightline's Aventura and Fort Lauderdale stations are both under 15 minutes from downtown Hollywood. Tri-Rail's Hollywood and Sheridan Street stations provide commuter rail to Miami and West Palm Beach. Broward County Transit provides bus service throughout the city.

Hollywood Housing Market (2026)

Real estate values move quickly in South Florida and differ by block, product type, and building. This site does not list home prices. For current sales data, talk to a licensed Realtor or use recent public comps. If you are evaluating a home purchase, a roof condition report can help you understand code and insurance expectations.

Living in Hollywood — What to Know

Hollywood is one of the most ethnically diverse cities in South Florida, with significant French-Canadian (especially winter), Latin American, Israeli, and Caribbean communities. The year-round French-Canadian community is so large that many restaurants display menus in both English and French. Spanish is spoken nearly as commonly as English. Property taxes are around 1.15% of assessed value. Flood insurance is required in most eastern neighborhoods. Homeowners insurance has become challenging statewide, making insurance-friendly HVHZ-compliant roofing a real priority for homeowners.
